What is PMAY-U 2.0 Scheme?

The scheme is implemented by the Ministry of Housing and Urban Affairs (MoHUA) in coordination with State Governments, Urban Local Bodies (ULBs), and Primary Lending Institutions (PLIs).

Who Can Apply for PMAY-U 2.0?

Income Group Criteria (As per Guidelines)

Applicants must fall under one of the following categories:

  • EWS (Economically Weaker Section): Annual household income up to ₹3 lakh
  • LIG (Low Income Group): Annual household income between ₹3 lakh and ₹6 lakh
  • MIG (Middle Income Group): Annual household income between ₹6 lakh and ₹9 lakh

Other Eligibility Conditions

  • The applicant or any family member must not own a pucca house anywhere in India
  • The family must not have availed housing benefits under any Central Government housing scheme earlier
  • The dwelling unit must be located in a statutory urban area
  • Female ownership or co-ownership is mandatory for EWS households (except in specified cases)

Preference is given to women, senior citizens, persons with disabilities, SC/ST communities, minorities, widows, transgenders, slum dwellers, street vendors, and other vulnerable urban groups.

Benefits of PMAY-U 2.0

1. Central Financial Assistance (CFA)

Eligible beneficiaries receive central assistance for:

  • Construction of a new pucca house
  • Purchase of an affordable housing unit
  • Upgradation or extension of an existing house under Beneficiary-Led Construction (BLC) vertical

2. Interest Subsidy Scheme (ISS)

Under the Interest Subsidy Scheme:

  • Up to 4% interest subsidy on eligible home loans
  • Subsidy is applicable on a loan amount capped at ₹8 lakh
  • Maximum subsidy benefit is up to ₹1.80 lakh
  • Subsidy amount is credited upfront to the loan account, resulting in reduced EMIs

3. Multiple Housing Verticals

Applicants can avail benefits under the following verticals:

  • Beneficiary-Led Construction (BLC)
  • Affordable Housing in Partnership (AHP)
  • Affordable Rental Housing (ARH)
  • Interest Subsidy Scheme (ISS)

4. Geo-Tagging and Digital Monitoring

All houses sanctioned under PMAY-U 2.0 are geo-tagged and digitally monitored at multiple construction stages to ensure:

  • Real-time tracking of construction progress
  • Prevention of duplication or misuse of funds
  • Timely completion and accountability

Yes. PMAY-U 2.0 is active and open for applications from 2024 to 2029, subject to eligibility criteria, State/UT participation, and availability of funds.
